DEPOSIT:     A non-refundable deposit of 50% is submitted with a booking form at the time of reservation to guarantee booking.  Bookings will not
                      be accepted without a completed and signed booking form.

BALANCE:   Due 12 weeks prior to arrival (non-refundable).

SECURITY:  $3,000 deposit with final balance of payment which is reimbursed after deduction of any unpaid charges one month after last day of visit.

INCLUDED: Heating/air-conditioning, electricity, water, gas, linen change on Saturday and Tuesday or Wednesday, use of mountain bikes, swimming
                      pool, services of staff as described on web page.

EXCLUDED: Food and beverages (guests are responsible for all household bills), telephone and internet charges, personal laundry and any additional
                      linen changes.

RENTAL:      Saturday to Saturday (unless arranged otherwise).  Arrival time is after 4 PM and departure time is prior to 11 AM.

CANCELLATION:  Bookings cancelled 16 weeks prior to arrival are subject to a 50% cancellation charged.  Bookings cancelled 12 weeks prior to
                      arrival (i.e., at the time final balance of payment is due) are subject to a 100% cancellation charge.  As all payments are non-refundable,
                      we would recommend purchase of your own travel insurance.  Owners are not responsible for injury, loss or damage to persons or property
                      during your stay.
