There are eight baths in the villa (actually, there are more, but the others are used by staff or workers). The bathrooms are all similar to the one pictured above....newly renovated, beautiful fixtures, spacious and spotlessly clean. Three of the bedrooms in the villa (one of them is pictured above) are fixed double beds which cannot be separated into twin beds. All of the other bedrooms can be arranged as twins or doubles, depending on the needs of your party.

Pictured above left is the second floor living room, a very comfortable gathering space with a great view of Lucca in the distance. The second floor has three double bedrooms and one single as well as three baths. Pictured above right is the ground floor gathering room, another very comfortable common space in the villa. The double doors lead out to the rear gardens and path to the pool area.

The outside areas are an important feature of this villa. There are about five acres, very well maintained. There is a little vineyard to the side of the villa and the land slopes down to a beautiful pool that sits in a sunny and protected spot. There's a cabana near the pool with a full bath and shower. The pergola (pictured to the right above) is located just outside the kitchen door and is a beautiful, quiet and shady spot for outdoor dining. This villa is fully equipped with outdoor furniture.....tables and chairs for dining, umbrellas and sun chairs near the pool, and even a set of portable chairs with which one can enjoy the many private and park-like settings to be found within the gates of this beautiful property.
Rear View of Property	Included in the price: a housekeeper (one of the best) will visit every day except Sunday to keep things running smoothly. Utilities are included except for the use of heat during the winter months which is billed as used. There is a telephone in the villa, but it is always best if guests rely on their own cell phones for communication. The villa is less than half an hour away from the beautiful Tuscan shore at Viareggio, just a few minutes away from the fascinating walled city of Lucca, and about an hour away from Florence. Traveling from this villa is very easy. It's located on a paved road with quick access to major roads and highways. Very near to the villa, just at the foot of the hill, there is a sweet little deli/bar that's a lifesaver for last minute grocery items. Also nearby is one of Lucca's finer restaurants.
