| This beautiful restoration was completed
in 2008.
Located just a few kilometers outside the walled city of Lucca, the
villa offers four air-conditioned double guestrooms, each with its own
bath, in a lovely country setting. |

| The newly completed kitchen is
large and fully equipped with stove, oven, microwave, dishwasher,
refrigerator and freezer. There is also a full and stylish
complement of cooking and serving utensils. Shown above to the
right is the breakfast area, just to the side of the kitchen.
There is also a full laundry room with washer and drying racks. |

| The dining room, pictured above left,
seats 8 comfortably and the villa is equipped with a full supply of
china, glassware and linens. The living room, shown above right,
is very cheerful and cozy with a built-in fireplace. |

| The villa has four double bedrooms, each
with its own bath. Two of them are pictured above. Each one
is spacious with large armoires for storage and new beds throughout.
Each room has a lively and unique decor. |

All four of the bathrooms in the villa are spacious and outfitted with
new fixtures, including very unusual sinks and beautiful tile work. Two
of the baths are pictured above. |

The large swimming pool, just completed, is located to the rear of the
villa in a sunny spot with wonderful views of the Lucca hills and is
outfitted with comfortable lounge chairs and a large sun umbrella. |

| The outside spaces of the villa,
surrounded by the Lucca hills, are
peaceful and tranquil. There are
hammocks, many lounge chairs and a beautiful teak dining table and
chairs that is arranged under a tented pergola off the kitchen. |

the outside
dining area set up under a tented pergola. There is also
a built-in barbeque and pizza oven.

Prices are quoted in Euro. For payment in US dollars, please inquire.
Prices include all utilities except for heat which is
metered and billed according to use.
