The kitchen is fully equipped including gas burners, oven, freezer, washing machine, dishwasher and all the implements needed to create wonderful meals. The small door to the left of the stove is the dumb waiter access for sending food down to the formal dining room or breakfast room. The informal dining room is adjacent to the kitchen and if required can be used to house extra guests since there are two sofa beds to the left of the table (out of photo range).

This floor contains three double bedrooms and two baths. Pictured above is one of the double rooms which has an antique iron tester bed, a sitting area, and a small French single bed. It has its own ensuite bath, shown in the photo above left. The wooden door to the left in this bathroom leads to a small room with tub and toilet.

Another large bedroom, pictured to the left, has two extra large twin beds and is very sweetly decorated. It also has a sitting area of its own as well as two day beds (out of photo range). The fourth double bedroom in the villa is pictured above right.
	The bathroom pictured to the left (with shower, sink, toilet and bidet, is shared by the above two bedrooms.
Outside Areas of the Villa The estate's expansive grounds include winding paths marked by flower beds and huge terracotta pots, vine-covered walkways, an outside barbeque area, a secluded courtyard, a table tennis area and many very picturesque sitting areas throughout the property.

The swimming pool is located in a lofty, private, sunny spot with an amazing view of Tuscan hills all around. It overlooks the neighboring thousand-year-old castle (now fully restored and used as a family home). The small pool house, pictured above to the right, has a bathroom and sink.

The Villa's front entry is graced by a formal garden of hedges, potted lemon trees and hydrangea plants. Pictured above to the right is the entrance to the inner courtyard.
	Shown in the photo to the left is another outside dining area.....this one is off the kitchen area and commands a sweeping view of the landscape, including its neighboring village of Strada in Chianti. This area also features a wood burning barbeque.
	Aside from being centrally located and having easy access to all of Tuscany, this villa is very near to the famed Ugolini Golf Course and arrangements can be made for guests to enjoy membership privileges. Also possible are arranged day trips to a private beach club in Forte dei Marmi, visits to Cinque Terre and horseback riding at a nearby stable. Maid service is easily arranged as is the service of a very good cook, and both are reasonably priced. Many clients have enjoyed cooking lessons conducted by chefs from a local restaurant within the villa's own kitchen, a special service that can be arranged with advance notice. Telephone, heating and electricity are metered and are billed to you by the owner at the end of your stay. There is also a final cleaning charge of 130 euro.
