	This quintessential classic villa, dating from the 18th century, sits in the heart of the Chianti Classico region, just two kilometers from Strada in Chianti, twelve from Greve in Chianti and twenty from Florence itself (an easy drive, by the way, on paved back roads). It is nestled into a protected perch that overlooks the beautiful Tuscan landscape, including a nearby castle that is more than a thousand years old. One of the true charms of this Villa is that it has not been altered....large rooms have been left alone, allowing visitors the unique experience of living a traditional and somewhat noble villa life. From its inner courtyard full of flowering shrubs and plants to one of its many outside dining areas (pictured to the right just before a party), this villa offers a truly unique opportunity to enjoy the beauty of this ancient land in your own private setting.
		The ground floor study is a casual, comfortable and private retreat featuring overstuffed leather furnishings, walls of bookshelves, TV and a large fireplace....truly a most welcoming room.

The master suite, located on the ground floor along with the living room, dining room and study is dominated by a very unique antique tester bed. It has its own ensuite bath and beautiful views of the countryside from its double windows. The villa has three other bathrooms, all updated but retaining the charm of another age.

Beautifully furnished throughout, this villa manages to keep its traditional and aristocratic ambience while offering guests very comfortable surroundings. Both the living room and formal dining room are furnished in original antiques and both have beautiful marble fireplaces.
		The next level up contains the kitchen, breakfast room, powder room, and informal dining room which can be used for additional visitors since it has two sofa beds in a large sitting area. The kitchen is fully equipped including gas burners, oven, freezer, washing machine, dishwasher and all the implements needed to create wonderful meals. In the kitchen photo on the left, the little door to the left of the kitchen counter is a dumb waiter, still in active use, that is used to send food from the kitchen downstairs to the formal dining room. There is also a small and bright breakfast room, just off the kitchen, which has a large fireplace and is one of the owner's favorites because of its coziness.
A few steps up from the kitchen level, there are three bedrooms. One is a very large room with its own bath, a draped iron bed and a comfortably furnished sitting area.
		Another large bedroom, pictured to the left, has two extra large twin beds and is very sweetly decorated. It also has a sitting area of its own. There is another double bedroom, not pictured. All three of the bedrooms on this floor, the top floor, are flooded with light and have wonderful views from every angle.

The estate's expansive grounds include winding paths marked by flower beds and huge terracotta pots, vine-covered walkways, an outside barbeque area, a secluded courtyard, a table tennis area and many very picturesque sitting areas throughout the property. The swimming pool is located in a lofty, private, sunny spot with an amazing view of Tuscan hills all around. There is also a small pool house with bathroom. The neighboring thousand-year-old castle (now fully restored and used as a family home) adds to the panoramic view from the pool.
		Aside from being centrally located and having easy access to all of Tuscany, this villa is very near to the famed Ugolini Golf Course and arrangements can be made for guests to enjoy membership privileges. Also possible are arranged day trips to a private beach club in Forte dei Marmi, visits to Cinque Terre and horseback riding at a nearby stable. Maid service is easily arranged as is the service of a very good cook, and both are reasonably priced. Many clients have enjoyed cooking lessons conducted by chefs from a local restaurant within the villa's own kitchen, a special service that can be arranged with advance notice. Telephone, heating and electricity are metered and are billed to you by the owner at the end of your stay. There is also a final cleaning charge of 130 euro.
