This wonderful Villa, having
undergone a complete restoration in 2005, sits at the top of a hill overlooking an amazing Tuscan landscape. The
views from every window are breathtaking. The famous Towers of San Gimignano are outlined on a distant hill and the medieval village of
Certaldo is just five minutes away. There are many beautiful outdoor
spaces for relaxing and enjoying the view. A large swimming pool sits at the front of the house
amid the gardens and looks out over the entire panorama of Tuscan hills.

The beautifully landscaped gated entry (shown in the photo above to the
left) is a lovely way to be welcomed to this property.
Throughout the grounds, there are many areas furnished with comfortable
outdoor seating. |

The villa's first floor is very large, gracious and open. A large
entry hall brings you into the living room with full size billiards table
and comfortable leather furniture. There is also a small private
den/sitting room to the rear of the living room. |

The grand dining room, with amazing views of the Tuscan hills from each of
its three windows, seats 20 very comfortably at a beautiful wooden table.
It is adjacent to the new kitchen which is fully equipped with stove,
dishwasher, freezer, oven, grill and microwave. Large double doors open out from the kitchen to a patio area with outstanding views of
the San Gimignano Towers in the distance! There is a
laundry/service room with washing machine on this floor, toward the rear of
the house, as well as a powder room and one private guest room with its own
bath. |

The second floor is reached by a wide and open stairway. Its very
large landing gives access to each of the seven bedrooms and seven baths on
this floor. Pictured above to the right is a twin-bedded room with
beautiful views of the countryside. |

Shown above, left and right, are two other double bedrooms. Each
bedroom has its own ensuite bath, all of them newly renovated with beautiful
italian ceramics and new fixtures. |

The third floor of the villa, reached by a spiral staircase from the second
floor landing, is a more private suite comprised of large bedroom, full
bath, and private rooftop terrace which surrounds the space. The photo
above right shows just one of the spectacular outside areas of the villa.
This gazebo is set up to the side of the kitchen and is covered by an
awning.....an especially beautiful setting for breakfast! |

Because of the villa's
location, it commands 360 degree views of the Tuscan landscape. The
large swimming pool is located at the front right of the house amid gardens
with beautiful views. Shown here are two evening settings......an
outside table set for dinner under the stars and the pool viewed at night. |
